Gardner Expands West Lehi Retail Corridor with New Dining, Arts, and Educational Offerings
Lehi, UT – March 2025 – Gardner is excited to announce the opening of several new businesses at two distinct retail developments in West Lehi: View 21 and Cold Spring Retail. The new tenants, including Bonchon, Thirst, Snelgrove’s Ice Cream, Children’s Art Center, Little Caesars, Wingstop, and Lehi Nails and Spa bring a range of family-friendly dining, and creative educational services to this growing community, catering to residents of Lehi, Saratoga Springs, Eagle Mountain, and Bluffdale.
The addition of Cold Spring Retail and View 21 Retail brings approximately 13,000 SF to West Lehi’s retail inventory, increasing the total to 923,000 SF—a +1.4% increase. This expansion helps meet the retail needs of an underserved community, aligning rapidly growing population in this area which is projected to rise by 18% over the next five years.
Cold Spring Retail
Cold Spring Retail is open in West Lehi. Located along Redwood Road at 4243-4247 W. Orinda Dr, Cold Spring Retail is home to four unique tenants: Bonchon, Snelgrove’s Ice Cream, Thirst, and Children’s Art Center.

- Snelgrove’s Ice Cream –With roots going back to 1929 in Salt Lake City, Snelgrove’s Ice Cream is beloved for its rich flavors and quality recipes, handed down through generations. If you remember Snelgrove’s, you loved it — and now, with a single 1,800-square-foot standalone location featuring a drive-thru, this classic, Utah-made ice cream is ready to delight a new audience in Lehi! Come to enjoy the beloved flavors! Grand opening celebrations happening March 21-22.
- Children’s Art Classes – Founded in 1997 by a veteran art educator, Children’s Art Classes has grown to over 20 locations across 16 states. The Lehi site marks its first location west of the Mississippi. With a unique curriculum taught by professional artists, the program offers structured art education for children ages 3 and up, building foundational skills and, for older students, preparing them with a college-ready portfolio.
This location’s grand opening began on September 10, 2024, coinciding with the start of the school year. Children’s Art Classes is offering a sign-up promotion of $20 off the registration fee and continues to accept enrollments throughout the school year, with classes aligned to the Alpine School District’s calendar.
Children’s Art Classes has been met with strong enrollment interest, with many classes already full. As a veteran-owned business, the Lehi franchise owner is also affiliated with several homeschool programs, making the program accessible to a broader range of families through financial support from organizations such as Utah Fits All, HarmonyEd, and My Tech High.
- Thirst was founded in 2016 by Ethan Cisneros in Salt Lake City and has quickly grown into a Utah favorite, now expanding to its eighth location! Known for fresh-baked soft pretzels, warm beignets, crave-worthy drinks, and free popcorn, Thirst offers a unique, fun-filled experience. - Little Caesars – Founded in 1959 in Garden City, Michigan, Little Caesars has grown to over 4,000 locations, renowned for its affordable, “Hot-N-Ready” pizzas made with fresh, never-frozen ingredients. - Wingstop – Originating in Garland, Texas, Wingstop now operates over 2,000 locations worldwide.
